Kalpataru Q2 pre-sales slip 5 pc to Rs 1,258 crore

Mumbai, Oct 9 (IANS) Real estate developer Kalpataru Limited on Friday reported pre-sales of Rs 1,258 crore for the quarter ended September 2026 (Q2 FY27), marking a 5 per cent decline from Rs 1,329 crore recorded in the corresponding quarter of the previous year (Q2 FY26).

However, collections during the quarter remained broadly stable at Rs 1,189 crore, compared with Rs 1,182 crore in Q2 FY26, as per its regulatory filing.

For the first half of FY27, the company reported pre-sales of Rs 2,587 crore, slightly higher than Rs 2,577 crore in the year-ago period. Collections rose 9 per cent year-on-year to Rs 2,554 crore from Rs 2,348 crore.

Kalpataru said the operational figures were provisional and subject to a limited review. During the September quarter, the company launched Kalpataru Elaara, a premium residential project in Goregaon West, Mumbai.

The development comprises two, three and four-bedroom residences and offers more than 25 lifestyle amenities. Located on MG Road off Link Road, the project is situated close to Bangur Nagar Metro Station and has access to educational, healthcare and entertainment infrastructure.

The latest operational update follows the company’s first-quarter financial results, where it reported a consolidated net loss of Rs 26.5 crore, an improvement from a loss of Rs 49.4 crore in the corresponding period last year. Revenue from operations increased 6.5 per cent year-on-year to Rs 472.2 crore.

At the operating level, Kalpataru posted an EBITDA loss of Rs 45.9 crore in Q1 FY27, compared with an EBITDA loss of Rs 27.3 crore in the year-ago quarter.

The company’s pre-sales value in the June quarter stood at Rs 1,329 crore, up 6 per cent from Rs 1,249 crore a year earlier, while collections rose 17 per cent to Rs 1,365 crore.

Area sold during the quarter increased 48 per cent year-on-year to 0.82 million square feet from 0.56 million square feet, although average sales realisation declined 28 per cent to Rs 16,177 per square foot.

As of June 30, 2026, Kalpataru’s net debt stood at Rs 8,229 crore, with a net debt-to-equity ratio of 2.0 times.
